The Amazing Brentwood
Immediately adjacent to Brentwood Park is the massive re-development of the old Brentwood Mall by Shape Properties, known as The Amazing Brentwood, where there will be over 12,000,000 square feet of predominantly residential development.
City of Burnaby Trail-blazer in TOD, long before Bill 47
With two rapid transit lines running through the Burnaby, the City of Burnaby's 60-year Master Plan was already focusing high density development in 4 town centres: Brentwood, Lougheed, Metrotown and Edmonds.
The City of Burnaby has done a commendable job of balancing intense growth while respecting existing communities. Long before Bill 47, the City of Burnaby has been a trail-blazer for transit-oriented development (TOD), and through thoughtful planning, Burnaby has significantly surpassed its housing and population growth targets for 2050 and beyond, according to the City of Burnaby's Planning Department. The indiscriminate application of Bill 47 should not apply to municipalities like Burnaby where density targets are already being managed responsibly and readily achieved.
Constant and On-going Construction at Brentwood
Brentwood Park residents have endured over a decade of intense development at Brentwood Town Centre dealing with extreme construction noise (all day and well into the evening), parking issues, dust, traffic gridlock, light pollution, and shadows being cast across large sections of the neighbourhood.
With a long pipeline of high-density projects in the future, these issues will continue for decades to come.
Condo Sales and Affordability Concerns
There has been a flurry of new development with several thousands of new housing units constructed in recent years. With the current economic and interest rate environment, new condo sales in the Brentwood area and across all markets have declined. Combining these factors, there is currently a large inventory of unsold new condos and new rental units available for lease.
The current price of $1,300+ per square foot for a new condo is far from affordable. For example, an 800 sf condo will cost over $1 million. With a 20% down-payment ($200,000), a family will have a financial burden of an $800,000 mortgage.
From a rental perspective, average rents in new projects are $5.25 per square foot. Rent for a small 500 sf unit will cost over $2,600/month.
With all this new development, has affordability improved?
There is housing supply - it's just not affordable.
